Can leasing apartments in Phuket be as good as purchasing freehold? Many people believe so because there have been many apartments recently. Current Thailand law allows you to lease an Apartment for 30 years and have two extensions. This allows the purchaser to hold the property in their name for 90 years.
Freehold means that when you purchase you own the apartment in your own name. This is done by an apartment project in Phuket only selling up to 49% of the apartments to foreign owners. If a project is 50 units, the project developers would sell 24 as freehold and 26 as leasehold or to Thai owners. This sounds pretty complicated but setting this up is really very simple.

Leasing a piece of land is a very different story. In order to lease the land, it has to be registered at the local or-bor-tor office and it's a good idea to also register it at the land office. Some people like to lease land because they may not have to commit a lot of money. The terms can be to pay money every year. This can turn against the lease if he ever builds on the land and tries later to sell the property.

Leasing a property like an apartment is usually set up very different. If you lease through a real estate agent or broker they usually have a standard contract for a lease. Have a lawyer give you advise when signing a lease contract. This is to make sure your rights and interests are protected.

One big disadvantage of a lease is it might be hard to extent the lease after the first 30 years is expired. This is because the law reads that you must extend the lease every 30 years by the original land owner. It's even been know that original land owner may refuse the second 30 years lease even though they promised it in the first contract.

One option to leasing land was to set up a company and have the company own the land. In my opinion this option is no longer viable because the land offices are checking these shaky companies that have no purpose other than owning land. Most properties like this are sold out under preconstruction and jonnie come lately has to pick at what units are left if any. If your plan is to purchase a unit that's 100% finished and ready to be moved it to you will find you will get the very worse units in the project. Even these units may not be available as freehold and leasing them may be the only option.

Phuket History The first records in Phuket history originate in the beginning of the 11th century. As far as historians have been able to trace, the first inhabitants of what is now known as Phuket were the sea gypsy's and theNegrito's.
Phuket Negritos The Negritos are considered by historians to be the indigenous inhabitants of South East Asia. The Negritos include tribes from the Malay Peninsula, Andaman tribes, Pilipino tribes and the Semang tribes. The Negritos were small people and were pygmy sized. They are in fact considered to be among the smallest races when looking at population size. Genetic expert consider the DNA of the Negritos to be among the purest of any human race.

Junk Ceylon Junk Ceylon. was the first name of Phuket in its history. Historians have found the original name of Phuket on the maps of Portuguese sea merchant maps. There was an earlier mention of Junk Ceylon in a book written in the year of 157 AD. The book was written by a well known Greek philosopher. Cladius Ptolemy.

The Greek philosopher mentioned that if one was to travel to the Malaysian peninsula, one would have to pass a cape which he called the Junk Ceylon. The Junk Ceylon was given a location between the latitudes of 6 N and 8 N which would be the position of present day Phuket. It seems that the Junk Ceylon was visited by sea merchant from various countries as the bay of Junk Ceylon offered a superb protection against the forces of nature and gave the merchants an opportunity to rest and restock.

Recent Phuket History Phuket become later known as Thalang after the city which still exists in the northern region of Phuket. An important part of Phuket history was during the 15th century when Phuket obtained the reputation as a leading tin mining producer. Due to the local mining industry, Phuket become somewhat of a trading hub.

Due to the large volume of European merchants and traders that were calling port in Thalang, the Thai King during that period decided that Phuket should be administered by a European. Between the period of 1681 and 1685, Thalang was administered by a French missionary named Renee Charbonneau.

Burmese Invasion Another imporrant event in Phuket history was in 1785 when enemy troops from neighboring Burma attempted to invade and rule Phuket. Two Phuket ladies decided to stand up and defend the Island in the name of the King of Thailand. The former governor's widow, Chan, and her loyal sister Muk organized a defense which lasted nearly a month.

The Burmese troops were left with no supplies after they had been unable to get past the defence for over a month. The aggresors had no other option but to withdraw as their suplies had run. The king of Thailand heard of the heroic actions of the two sisters and bestowed upon them the noble titles of Thao Thep Krasattri and Thao Si Sunthon. Even in present day Phuket, the two sisters have not been forgotten and are in fact still honored and respected. In 1966 the two sisters were honored by their very own statue which stands at the Tha Ruea Intersection.

The Vegetarian festival in Phuket takes place during the first 9 days of the 9th lunar month of the traditional Chinese calendar. The Vegetarian festival normally falls in the last week of September of within the first week of October.

The Phuket vegetarian festival is organized each year to celebrate the start of the Taoist lent. Due to the large number of Phuket residents with Chinese roots, the Taoist lent is celebrated among a large group of the population of Phuket and is a major Phuket activity

The vegetarian festival starts of by devout Chinese religious believers completely abstaining from all dairy and meat products.

The festivities in Phuket that are held during the vegetarian festival can be found at one of the five main Chinese temples on Phuket.

The best Chinese temples to visit are the Bang Niaw Chinese Temple and the Jui Tui Chinese Temple.

The vegetarian festival involves more then only the abstinence of dairy and meat products. Other parts of the Phuket vegetarian festival includes the temple offerings to the Monks, offering of gifts to the nine emperor gods which awake during the vegetarian festival, fireworks and cultural shows but to name a few.

A number of participants to the vegetarian festival on Phuket act as mediums between the 9 deities to earth. These mediums try to achieve a special state of trance. Once this state of trance is reached, their cheeks are pierced by numerous sharp objects such as spears and knifes.

Afterwards these special vegetarian festival mediums all join a large procession which takes them by many shops which have places altars along the street with special offerings.

These mediums pick up the fruits which are offered to them by the shop keepers and they add the offerings to the sharp items which are sticking out of their cheeks. If there is no space available the mediums will give the offerings to bystanders.

It is said to be a sign of good luck and a true blessing if one is to receive a gift from one of the mediums during the vegetarian festival procession.

The atmosphere of the vegetarian festival is certainly unique and should be experienced by every traveler who is staying in Phuket during the event.

If one was to describe the whole event in a few words then the festival could be described as a religious frenzy. Where ever you look you will see spectacular ritual dancing, loud fireworks, blood stained shirt worn by the mediums and ancient religious worshipping activities.

If you ask the Phuket residents with Chinese roots as to the origin of the vegetarian festival then they will tell you a tragic story. They say that a Chinese theatre troupe visited Phuket around one and a half century ago.

The Chinese theatre troupe was struck by tragedy when all members of the Chinese theatre troupe turned seriously ill. The story goes that they had turned ill because they had neglected to offer respects to the nine emperor gods of Taoism.

The only way in which the Chinese troupe members could cure themselves was with a 9 day lent which included solely vegetarian foods, long periods of meditations and acts of self piercing.

Phuket Thailand Smiles Once Again For Visitors

When Fred Varnier, General Manager of the Amanpuri Resort and Spa in Phuket, Thailand did his rounds at about 9 a.m., the morning of December 26, 2004, he noticed a strange, large puddle beside the pool. The weather had been dry for days and guests had yet to swim in it that morning. While he was ruminating about it, he received a call from Richie, an Australian lifeguard down at Amanpuri's private beach. "I've never seen the tide this low," he said, "You'd better come take a look." Fred's curiosity was peaked so he made his way down to the beach where 50 guests were already taking in the sun and gazing at the pristine white sands and crystal waters of the bay. What he saw alarmed him. The tide was indeed so low and so far out that local long boats were resting oddly and precariously on their keel. He didn't know where all the water had gone, but he was certain of one thing. It would have to come back.
Calmly, but swiftly, he evacuated the beach. Had he made the observation one day prior, the evacuation would have been incrementally more difficult. On Christmas day the beach was considerably more crowded as the Amanpuri had orchestrated an elaborate party, focused on the hotel's younger guests, complete with Santa Claus and elephant entertainment. Guests were told to leave everything and to immediately make their way up the stairs to the hotel, situated elegantly and safely on a cliff overlooking the sea. Moments later, a wall of water surged forward, taking out every beach lounge chair and umbrella on the beach. Minutes after that a second wall from the opposite direction took out the ocean-side gym. Fifty Amanpuri guests owe their lives to a savvy, young lifeguard and a confused, but decisive General Manager. The puddle of water Fred had seen earlier that buttressed his decision to evacuate the beach had been the result of the earthquake, too far away for people to take notice, but strong enough to have moved a significant amount of water from the pool to the surrounding walkway.

For the weeks that followed, Amanpuri sent a convoy of their hotel trucks filled with employees to Khao Lak, formerly an up and coming beach town which had been a tourist departure point for boats to the Similians. It was one of the hardest hit communities, and while the town was spared, most resorts were destroyed and many tourists and Thais were lost to the ocean's fury. Amanpuri employees, many of whom were trained in first-aid and most of whom spoke other languages, were among the first to aid the survivors in their quest to find loved-ones and to seek medical attention and shelter in the days to come.

In visiting the Amanpuri on October 5th this year, one would hardly be able to guess that it had been so close to such destruction. The gym has been rebuilt, beach chairs and umbrella's replaced, and the coral reef which abuts its beach, although probably changed in an ecological and geological sense, remains as beautiful as it was on Christmas day. The spirit of the Thai people, and indeed all employees of every nationality was clear to me, although directed to more pleasant endeavors, that being spoiling their guests who were back to frequent their favorite hotel and spa so quickly and in such numbers that the hotel was at 93 percent occupancy at the time of my visit.

I have come at a unique time, at the beginning of Ramadan and of the Chinese Buddhist Vegetarian festival. The Vegetarian Festival has attracted people in record numbers, locals and tourists alike, and the town was filled with street vendors selling local vegetarian delicacies. There is an air of festivity, although the holiday is also quite intense spiritually in that locals who practice Chinese Buddhism attend temple every day, walking kilometers in procession from one temple to another, some in a deep state of trance, preparing to engage in what can only be described as the self-flagellation and even mutilation that marks this ten-day period. Body "piercing" without anesthesia are among the rituals performed.

Back up the hill at the Amanpuri, surrounded by a coconut grove and insulated from the rest of the world, including the holiday commotion below, guests prepare for their spa treatments, so relaxed that they look like they are in a trance of their own. The usual spa body scrubs and reflexology treatments exist, but this is no "usual" spa. It was created by Zecha as a world of holistic healing with the world-renown consult of Rosamond Freeman-Attwood. Everything flows here: harmonious service, massive treatment suites with the serene backdrop of the ocean, and a black granite steam-room which is bigger than my living room in Italy. A Thai fruit-facial and a 90-minute Thai massage that is a combination of European technique and Thai gymnastics that centers the body and the soul is something to be experienced at least once in a life-time.

The Aman resorts are probably the most famous in Asia and are noted for having repeat guests, "Aman-Junkies" as they are known, who like me, a mere Aman novice, but striving junkie, like to go around telling their "in-the-know" friends and colleagues just how special these properties are. Thus my reason for telling all of you! Apart from the usual consistency of service, this particular Aman location is situated on a spectacularly beautiful peace of property with breath-taking views from almost every area of the property. Ed Tuttle, American architect and designer, has created a hotel which is a series of pavilions and villas, made of Maka wood (similar to teak) infused with such exquisite Thai design that one hardly wants to leave the property.

However, like me, you like to take in the local scenery and culture, I highly recommend a boat trip to Phang Nga bay. By Amanpuri yacht or kayak, the startling limestone formations jutting up from the sea will leave you speechless and humbled at the immense beauty of mother earth. If paddling isn't your cup of tea, let the Amanpuri staff cater to your every need as you sit back and take in the scenery.

I asked Fred Varnier what message I could give to my family, friends and colleagues in the United States. "Just tell them to come back as soon as possible," he said, "While we have been spared destruction and loss of livelihood here at the hotel, others in the area who rely so heavily on tourism to support the local economy are dependent on tourists having faith that this environmental anomaly will not revisit us in these next centuries. Let them know that we have recovered and that we are more than capable of receiving them with warm smiles and open hearts."

I did visit Khao Lak, one of the areas hardest hit by the Tsunami. Boats washed from the sea kilometers inland and still leaning precariously against buildings or beside roadways signal the absurdity of focusing on zoning set-backs from the ocean or formulating emergency drills. We must accept this historic event as a once in a lifetime seismic event and move on. As I headed back to the hotel to prepare for my flight to beautiful Chiang Mai, I asked my driver. "I have heard that Chiang Mai is quite spectacular; which do you like better Phuket or Chiang Mai." The Thai culture figured prominently into his response, "Well," he answered, "Chiang Mai has the mountains --- but we are lucky. We have the sea."

Many rebuilt hotels in the area are offering discounts that we will not see again as consumers, perhaps ever. There is no better time to come to this great land, both for our own enjoyment, and to be a part of the process of healing. As the Thais say, "Yin-dee-ton rub-krub-ma" -- simply said, "welcome back."

Or you can choose to take a stroll at Phuket's popular Patong beach for some night scene. Phuket has dozens of beaches. Each has tens, if not hundreds, of hotels. If you don't like a crowded beach with hundreds of restaurants and bars, stay away from Patong beach.

Well, if you don't mind a very huge lagoon next to the beach and a very big resort hotel, then stay at the Laguna Phuket. But I just know for a fact they 'really' like to stay there. The price is around $70. This Phuket resort hotel is designed by a well-known architect of Thailand. So 70 bucks a night is a steal.

Now if you're willing to stay off Phuket island, then I suggest you stay at the Racha on Racha island. It's only 20 minutes away from Phuket. It's a private and totally gorgeous resort island. The beach is white, sandy and just beautiful. The resort itself is beyond explanation. Plus, the price is just a few bucks over $100.
